I know the basics, I've read the articles but is there something that you can tell me that no one else does? Or that you dont realize until you're already stuck in the home? I've asked for help but as soon as someone gets my information I'm bombarded by phone calls and emails and really it just all sounds the same to me. Like they'll say anything to get me to use them as my agents or lenders. Any advice you can give me is really really appreciated!

be patient, dont get pushed int oa loan that is more than your comfortable with. Find a realtor that you liek and doesnt try and sale you something. Dont buy the first house you find and do you best not to get t ofrustrated, house buying is a big step and can sometimes be time consuming.Do you have any advice for first time home buyers?
make sure you are financially ready for any thing. Not only have a down payment and closing cost in place but also emergency funds in place as well. 6 months total living expenses id recommended as there will be life's little emergency's and use these funds but then replace them as keep them in tact all your life as you just never know. Then get a realtor that a family member or friend thought was great and use them to show you homes and never get just in love with a house. Be in love with your spouse. This will make a house a home. Not what is the amenities are but what you want. Try to stay under the budget if at all possible as buying the max home gives you a mortgage but not a life.

Don't put any money down, take out an 'interest only' loan, and wait for Obama to bail you out when you purchase more home than you can afford...................
